‘Waters Edge’, 312 Old Swanwick Lane, Lower Swanwick

The Project:
The site owners engaged BJC Planning to devise a strategy to achieve planning permission for 7 luxury flats with associated parking following the demolition of an existing bungalow.

Our Approach/Strategy:
This site lies within the urban area towards the southern end of Old Swanwick Lane. The A27 bounds the site immediately to the south and Premier Marina lies on the opposite side of the road. The site abuts the flatted development of Swanwick Quay to the west, which occupies a corner position at the junction of Swanwick Lane with the A27.

It was necessary to review the site’s planning history, a previous dismissed planning appeal for 8 flats and the Council’s pre-application advice before outlining to the clients a strategy to obtain planning permission for a flatted development with a lower ridge height than Swanwick Quay and with unallocated car parking.

The Outcome:
The development was completed quickly, is now named ‘Waters Edge’ and can be seen from the A27. All of the 1 and 2 bedroom flats have been sold.
