Land at Fairways, Winchester Road, Boorley Green
The Project:
Our client, LandQuest UK (Southern) Ltd, engaged us to formulate a strategy to achieve planning permission for 7 dwellings with associated parking. The site is within an area of designated countryside, and previously within a local gap. It lay on the edge of the settlement boundary of Boorley Green.
Our Approach/Strategy:
The site is situated to the immediate south of a major housing development that has been approved for up to 680 residential units. The site itself did not have typical countryside characteristics, as it was mostly covered by a collection of ram shackled low-level industrial buildings and large expanses of hardstanding.
BJC convinced the Council that replacing the industrial uses with housing would better suit the mainly residential area. This argument became the overriding material consideration that justified granting planning permission, even though it went against the existing development and local plans.
The Outcome:
The site was acquired by Doswell Projects Ltd, who made minor changes to the approved scheme before building the houses, all of which have now sold.
