BJC Planning has obtained prior approval for the change of use of part of a building from offices (B1a) to 4 x 1 bed and 4 x 2 bed flats (C3) at 94 Botley Road, Park Gate, Southampton.
This permitted development right is subject to conditions which require the consideration of four issues:
a. transport and highways impacts of the development;
b. contamination risks on the site;
c. flooding risks on the site; and
d. impacts of noise from other commercial users on the intended occupiers of the development
Having regard to the provisions of Class O of the 2015 Order (as amended), the proposal was considered to be permitted development, and therefore an application for planning permission for the proposed change of use is not required.
The client will still require planning permission for external alterations to the building and Building Regulations approval before the development could proceed. It must be completed within 3 years of the date of the decision.
